What is Advanced Rent Tenants Home Insurance?

Advanced Rent Tenants Home Insurance is designed to cover loss of or damage to contents you own, or are legally responsible for, while you are a tenant. The amount and types of cover you have depend on the options you selected and the details shown on your Policy Schedule.

Your Policy Schedule and full policy wording set out the cover, limits, excesses and conditions that apply to your policy. Check these documents before relying on cover for a particular item or event.

What does the policy cover?

The Insurance Product Information Document (IPID) lists the following benefits, subject to the policy terms, conditions, exclusions and limits:

  • Contents in your home: Loss or damage caused by events such as fire, storm, flood, theft, escape of water, malicious acts and subsidence, up to the contents sum insured shown on your Policy Schedule.

  • Pedal cycles: Up to £1,500 for cycles stolen from or damaged within the home.
  • Mobile phones: Cover up to £500, subject to the policy terms.
  • Freezer contents: Up to £300.
  • Personal money: Up to £500.
  • Alternative accommodation: Up to 15% of the contents sum insured if the insured damage makes your home uninhabitable, subject to the policy terms.
  • Contents in the open: Up to £750 within the boundary of your home.
  • Loss of oil and metered water: Up to £1,000.
  • Personal possessions outside the home: Cover may apply to specified and unspecified possessions under Section 3. Check your Policy Schedule for the cover selected and limits.
  • Legal liability: Up to £2,000,000.
  • Pet damage: Up to £3,000, subject to the policy conditions and exclusions.
  • Accidental damage: Optional cover may be available for sudden physical damage to contents in the home. Check your Policy Schedule to see whether you selected it.

What is not covered or may be restricted?

The IPID lists exclusions and restrictions. The full policy wording explains how these apply to individual claims.

  • Wear and tear, wet or dry rot, and damage that happens gradually.
  • Loss, damage or liability caused by lack of maintenance, restoration, renovation, breakdown or repair.
  • Damage caused by insects, parasites, vermin, fungus or mildew.
  • Escape of water or oil while the home is unoccupied or unfurnished.
  • Loss or damage caused deliberately by someone insured under the policy.
  • Theft or attempted theft caused by you, your family or tenants, subject to the limits and wording in the policy.
  • Some theft claims from shared homes unless there is forcible or violent entry to or exit from the home.
  • Some losses involving unattended vehicles, deception or confiscation by a legal authority under personal possessions cover.
  • Pet damage involving veterinary fees, dangerous dogs, dogs used for financial gain, or more than four pets in the home.

This is a summary, not a complete list. Check the full policy wording for all exclusions and conditions.

What excess will I have to pay?

The IPID states that the compulsory excess is £150, except for escape-of-water claims, where it states an excess of £250. An excess is the amount you pay towards an accepted claim. Your Policy Schedule and any endorsements should be checked for the excess that applies to your particular policy, including any additional excesses.

Where does the policy cover me?

The IPID states that cover applies in England, Scotland and Wales. Cover for personal possessions away from home depends on the policy section and terms that apply to you.

What do I need to tell the insurer about?

The IPID says you must:

  • Answer application questions as accurately as you can.
  • Tell the insurer as soon as possible about changes such as your address, someone else living in the home, the home becoming unoccupied, business use of the home, or the home no longer being in a good state of repair.
  • Report a loss, accident or theft as soon as possible.
  • Pay the applicable excess if you make a claim.

How do I pay for the policy?

The IPID says you can pay annually or speak to your agent about credit facilities. Check your policy documents or contact the agent for the payment options available to you.

How long does the policy last?

The policy is described as an annual policy running for 12 months. Your Policy Schedule shows your start date. The IPID says the policy is renewable each year and recommends reviewing your cover to make sure it remains adequate.

How do I cancel the policy?

The IPID says a refund is calculated for the exact number of days remaining on the policy, plus Insurance Premium Tax. It says this applies whether you cancel within or after the first 14 days, and after renewal. It also says no refund is given if you have made a claim during the current period of insurance, and cancellation fees will apply.

Before confirming a refund or fee: Check the full policy wording and the resident’s policy details, as the IPID does not state the amount of the cancellation fee.

Who underwrites the policy?

The June 2026 IPID names Devon Bay Insurance Company Limited as the underwriter. It states that Advanced Rent Limited applies for the policy and is authorised and regulated by the Financial Conduct Authority. The IPID also states that Devon Bay Insurance Company Limited is authorised and regulated by the Anguilla Financial Services Commission and is not covered by the UK Financial Services Compensation Scheme (FSCS).

What should I do if I need help with a claim or policy question?

Check your Policy Schedule and full policy wording first. If you are unsure whether an item or event is covered, what excess applies, or what refund or fee would apply if you cancel, contact the agent or insurer using the contact details in your policy documents. The IPID supplied for this article does not include a claims phone number or customer service contact details.
